This is a 4.4 acre site located in Spotsylvania County that will include a free standing four bay retail building as well as a free standing Walgreens Drug Store. Four residential structures were removed along with well capping and utility abandonment. When completed the site improvements will include a complete storm sewer system with an underground Stormtech Vault System that will also have two rain gardens for additional natural filtering of the water prior to entering the storm sewer system. Other site improvements include two new turn lanes and approaches, relocation of overhead power lines, new signalization at intersection, 250 feet of precast decorative concrete screen wall, pavement and new county sidewalks.
The Walgreens building is masonry and steel structure with masonry veneer that will incorporate additional spandrel glass at the storefront for aesthetics. Interior construction is metal frame with drywall system with complete mechanical, electrical, plumbing and monitored fire suppression systems. The interior finishes include paint, FRP, masonite, acoustical ceiling, VCT and ceramic floor tile.
The retail building will be a pre engineered steel building with masonry veneer similar to the Walgreens veneer. The interior will have four bays with associated plumbing and electric and mechanical. Interior finishes will be stage two drywall with acoustic ceiling.
